Austin, Texas
The acquisition was begun in the early 1980’s for approximately 2,000 acres of land master-planned for development of lower priced, single family homes. After acquisition, a master plan was successfully developed and presented to the planning authorities of the City of Austin. During this time, there was a significant no-growth attitude in the city. Nevertheless, the group was successful in achieving approval of the planning and zoning for the property as well as the approval for creation of municipal utility districts which positioned the property for immediate development. The market in Austin had been closely surveyed to determine that there was significant pent-up demand for lower priced housing. Subsequent to the zoning and utility district approvals, Wynne/Jackson marketed the property successfully to a Canadian development group for a substantial profit.
