Northside Plus (Phase 3)

Wynne/Jackson, along with Balfour Beatty Campus Solutions, a leading developer and operator of infrastructure projects for the college and university market, and lead equity partner Star America, completed construction on the third phase of the Northside mixed-use project for The University of Texas at Dallas in July 2020. In this third phase, coined “Northside Plus”, the development team expanded on the Northside development, delivering an additional 370 beds in 246 units as part of a Public-Private Partnership.

Located fronting Synergy Boulevard on a 5-acre site adjacent to Northside Phase 2, which opened in 2018, the Phase 3 project includes mid-rise apartments and townhomes that will add 370 beds, to serve the nearly 28,000 students, faculty, staff and young professionals of the University and the greater Richardson, Texas area. The newest phase of the project also includes numerous study and gathering spaces as well as a courtyard amenity for outdoor gatherings and grilling.

Dallas based Andres Construction is leading the overall design/build team, featuring Architecture Demarest as the lead design firm.

Construction was completed well in time for the 2020-2021 academic year.  Balfour Beatty Communities provides management and leasing for the project. The development team has secured a 61-year ground lease with the University to develop the project which will be 100 percent financed through developer equity and conventional construction financing provided through First United Bank.
